What is covered

This notice covers Belvedere and its earlier version, the Listing Performance Analyzer. That includes:

• the software, both the code that runs on our servers and the code that runs in your browser;
• the screens, layouts, menus and workflows, and how they are selected, arranged and organized;
• the written text, including labels, help pages, tutorials, email and text templates, and coaching phrases;
• report designs, including CMA, Listing Pulse, Neighborhood Pulse, Market Review, Seller Guide and Estimated Net Sheet layouts;
• graphics, including the Belvedere bell mark, Weekly Sharables styles and website themes; and
• documentation, the trybelvedere.com website and other materials we publish about Belvedere.

These materials are protected by U.S. copyright law, international treaties and trade secret law. Belvedere's source code, database design and features that have not been released are confidential and are shared only under a written agreement.

Permitted use

Agents, teams and brokerages may use Belvedere only while their account is active, as the Terms of Service allow. Unless John James Kennedy gives written permission, you may not:

• copy, modify, translate or build other works from Belvedere's software, screens, text or report designs;
• reverse engineer, decompile or try to get Belvedere's source code;
• use bots or other automated tools to copy Belvedere content or data, except through features we provide;
• build or help build a competing product with Belvedere's materials; or
• remove or hide this notice or any other copyright notice.

Your content

You keep ownership of what you bring to Belvedere: your contacts and notes, your logo, headshot and brokerage marks, your listing photos and descriptions, and the words you write. You may share the CMAs, net sheets, reports and posts you create with your clients and on your own channels. Belvedere's templates, designs and software stay ours, even when they are used to make your materials.

Third-party materials

Some materials in Belvedere belong to others and are used under their own terms. They are not covered by our copyright claim.

• MLS and listing data. MLS data belongs to the MLS that supplies it, such as Spokane MLS or Northwest MLS. It is shown under that MLS's rules, and its copyright notices appear where the data appears.
• Maps. Map data © OpenStreetMap contributors. Maps are drawn with Leaflet (BSD 2-Clause license) and MapLibre GL JS (BSD 3-Clause license).
• Local photos. Community photos come from Wikimedia Commons, under the licenses and credits shown with each photo.
• Fonts. Fonts come from Google Fonts and Fontshare, under their licenses.
• Open-source software. Belvedere uses these open-source packages under their licenses: FastAPI (MIT), Uvicorn (BSD 3-Clause), ReportLab (BSD), pypdf (BSD 3-Clause), pypdfium2 (Apache 2.0 or BSD 3-Clause), Pillow (MIT-CMU), psycopg (LGPL 3.0), cryptography (Apache 2.0 or BSD), segno (BSD 3-Clause), tzdata (Apache 2.0), Tesseract.js (Apache 2.0), Transformers.js (Apache 2.0), JSZip (MIT), qrcode-generator (MIT), mp4-muxer (MIT) and webm-muxer (MIT).

Names and logos

The Belvedere name and bell mark identify our service. Please don't use them in a way that suggests we sponsor or endorse you. Google, Microsoft, Outlook, Facebook, Instagram, Zillow, REALTOR® and other names belong to their owners, and Belvedere isn't affiliated with or endorsed by them unless we say so.

Report infringement

If you believe Belvedere or a Belvedere website shows material that infringes your copyright, email [email protected] with the subject "Copyright notice." Include:

• the copyrighted work you believe was infringed;
• the material you believe is infringing, with its web address, so we can find it;
• your name, mailing address, phone number and email;
• a statement that you believe in good faith the use isn't authorized by the owner, its agent or the law;
• a statement that the information in your notice is accurate and, under penalty of perjury, that you are the owner or are authorized to act for the owner; and
• your physical or electronic signature.

We review every complete notice. If we remove material, we tell the person who posted it. Agent websites hosted by Belvedere show content the agent provides, and the agent is responsible for it.
