Questions agents ask
What is Belvedere?
Belvedere is all-in-one software for real estate agents, made in Spokane, WA by LJ Kennedy, a working broker. One branded sign-in covers CMAs, the Estimated Net Sheet, Listing Pulse weekly seller updates, a weekly market report, social content and listing videos, expired and FSBO lists, a full CRM and an IDX website.
How much does Belvedere cost?
Listing Pulse & CMAs is $39 per agent a month. Add the CRM for $49 or a website for $99, or get All of Belvedere for $149. There is a $99 one-time setup, billing is month to month and you can cancel anytime.
What does the $99 setup cover?
We connect your MLS listings, load your logo, colors, headshot, market areas and social accounts, and walk you through the workspace on a live call.
Which MLS does Belvedere work with?
Listing data for CMAs, Listing Pulse and market reports works today for agents in the Spokane REALTORS® MLS and the Coeur d'Alene MLS. Agents in other markets can still use the CRM, net sheet, social tools and website; tell us your MLS and we confirm what works before you pay.
What apps can Belvedere replace?
Agents use Belvedere in place of a separate CMA tool (like Cloud CMA), a market-report tool, design and social content tools (like Canva), expired and FSBO lead lists (like REDX), a listing-video app and a CRM. Which ones you can drop depends on the tools you pick.
Can I import my contacts from Follow Up Boss?
Yes. Import a spreadsheet export from Follow Up Boss, Google Contacts, Outlook or your phone (up to 5,000 people per file), or connect the two-way Follow Up Boss sync.
Can I try it before I pay?
Yes. The sample app at demo.trybelvedere.com/try opens right away with a fictional agent, clients and listings, and real Spokane market numbers. You can also request a live demo with LJ.
Is there a contract?
No. Billing is month to month. Add a tool when you are ready, remove one you do not use, or cancel anytime.
Does it work for teams and brokerages?
Yes. Pricing is per agent. Team admins see everyone; agents see only their own people and numbers.
Is Belvedere my MLS or transaction software?
No. There is no e-signature or document management. Belvedere works alongside the tools your brokerage requires.
Does Belvedere include a dialer or phone numbers?
No. Prospecting lists come from public sources without phone numbers, and the CRM logs calls but has no power dialer.
Does Belvedere send messages without me?
No. Suggested follow-up and plan texts wait for your approval, and texting stays off for each contact until you confirm consent.
Is my data safe?
Belvedere uses passcode and two-step sign-in, encrypts seller details, keeps client links private, and makes a complete backup every night. Every change is tested on a separate copy first.
Who makes Belvedere?
LJ Kennedy, a Spokane-area real estate broker with more than 10 years in the business, currently with Designed Real Estate. Every tool started as something LJ needed for real clients.
Is Belvedere related to other businesses named Belvedere?
No. Belvedere real estate software at trybelvedere.com is not affiliated with other companies or products that share the name.
